Job Description

We are seeking a dedicated and experienced Maintenance Supervisor, to oversee the maintenance operations at our apartment community in Raleigh, NC. The ideal candidate will possess strong leadership skills and a comprehensive understanding of facilities management, including HVAC systems, Pools and Spa's,property maintenance, amenities and grounds management. This role is critical in ensuring that all equipment and systems are functioning optimally, thereby contributing to the overall efficiency of our operations. Duties: Manage daily maintenance activities to ensure the facility operates smoothly and efficiently. Oversee the maintenance team, providing guidance and support to enhance their performance. Utilize Computerized Maintenance Management Systems (CMMS) for tracking work orders, inventory, and maintenance schedules. Conduct regular inspections of facilities and equipment to identify potential issues and implement preventive measures. Collaborate with other departments to coordinate maintenance projects and minimize downtime. Fabricate parts or components as necessary to support maintenance activities. Develop and implement maintenance management strategies to improve operational reliability. Interpret technical drawings to facilitate repairs and installations. Ensure compliance with safety regulations and best practices within the maintenance department. Qualifications: Proven experience in facilities management Strong knowledge and Certification of HVAC systems CPO certification Proficient in using CMMS software for effective maintenance tracking and reporting. Excellent leadership skills with the ability to motivate and manage a diverse team. Appliance, Plumbing and Electrical repair Strong problem-solving abilities with attention to detail in diagnosing issues. Ability to read and interpret schematics, blueprints, and technical documentation. Effective communication skills, both verbal and written, with the ability to collaborate across departments. A proactive approach to managing tasks with a focus on continuous improvement.
